Position Function

The Mortgage Default Specialist must have proficiency in real estate foreclosure processes, loss mitigation techniques, investor compliance, insurance claims and negotiations and high level customer interactions. The key role of the specialist is to make the appropriate financial decision relative to the proper disposition of real estate defaults. The specialist will decide whether a property will be foreclosed, charged off or reworked. The specialist must master cross-product proficiency in real estate first and second mortgages as well as home equity lines of credit. Loans are serviced on multiple servicing systems. Incumbent is required to meet department and team quality and volume standards.

Position Duties and Responsibilities

  • Determine and assign all actions preliminary to foreclosure proceeding.

  • Ensures accounts are followed through the foreclosure process and are handled in a timely manner.

  • Review all accounts submitted for proper documentation, mortgage position, sufficient equity and clear title.

  • Make determination what foreclosure or charge off action is appropriate based on mortgage position, equity and title information.

  • Contact customers and attorneys to negotiate possible work out situations to avoid foreclosure action

  • Respond to customer inquiries regarding mortgage defaults and loss mitigation options

  • Evaluate the customers financial ability, reason for default, and ability to make payment

  • Recommend and initiate loss mitigation options that are appropriate to the situation

  • Negotiate and formalize repayment arrangements with customers approved for foreclosure when appropriate. This includes verifying arrears, formulating terms of repayment.

  • Coordinate and facilitate initial loss mitigation efforts with associated departments

  • Generate outbound calls to delinquent borrowers who are currently in foreclosure who are considered high-risk or with associated third parties.

  • Build proficiency in all areas of job by attending meetings and training as required.

  • Communicate with attorneys on loss mitigation efforts and arrangements

  • Monitor progress of attorneys, including all litigation, maintaining accurate and complete records

  • Process FNMA delinquent accounts according to FNMA guidelines.


Required Qualifications:

  • High School diploma, GED or equivalent required

  • Able to independently apply competencies to complex situations.

  • Communicate effectively with diverse groups and individuals

  • Establish effective work relationships according to requirements of position

  • Consistent attention to detail and organizational skills demonstrated by professional follow-through

  • Problem-Solving Skills: Research, gather, arrange, compile, summarize, and evaluate data in recommending solutions.

  • Customer Service: Exhibit ability to establish personal credibility and patience with customers and third parties.

  • Time Management: Ability to work well in fast paced/multi-tasking environment.

  • Collaboration: Work with peers and team to establish successful team environment. Demonstrate willingness to help others when necessary

  • PC skills including (but not limited to) MS Word, MS Excel, MS Access, and Internet

  • Ability to work well with numbers and evaluate costs and losses

  • Ability to analyze problems and provide the appropriate solution

  • Advanced communication skills verbally and through written electronic correspondence

  • Ability to read legal terms and conditions and understand their meaning and how it applies to work

Grade 12: 3-5 years mortgage default experience ( Collections, Foreclosures, Loss Mitigation, and/or Recovery)

Grade 14: 5+ years mortgage default experience ( Collections, Foreclosures, Loss Mitigation, and/or Recovery)
